Yard of the Month

While 2020 has definitely been a year of frustration for all of us, we wanted to do something to bring some joy and excitement back into our community.  So, beginning this month our office, Gateway Properties, is going to start sponsoring a “Yard of the Month” program.  Because your yard itself won’t look it’s best at this time of the year, we’re going to have our judges calculate points based on yard decorations as well.  They will choose 3-5 yards each month.  The judges will be different people throughout  Independence County.  So, you don’t have to live in Batesville for your yard to be chosen.      

​Our plan is to have the yards selected by the 7th of each month so that the signs can be placed in the yards for 3 out of the 4 weeks of the month.   We’re so excited to announce that our first contest will be in November.   So, get those doors, porches, and yards looking very “Fallish”!  The winning yards will have signs placed in their yards and they will be posted on this Blog as well as on our Facebook page.  (If you haven’t already liked and followed us, please do so!)  We’ll also be featuring the winning yards on our page in the monthly Home Magazine that is distributed all around Independence County.  Tell your family, tell your friends!  And, if you see a yard you think is award worthy just leave us a message on Facebook, text us, or call our office at (870) 793-8100.   Check back around November 8th to see who our first lucky winners will be!

Why get Pre-approved for a Home Loan?

We’ve recently talked a lot to Sellers letting them know that it’s a great time to put their property on the market because interest rates are at an all time low.  And that houses especially, are selling as fast as we can list them.  But, we need to talk to Buyers as well to let them know how to be prepared when the house you want comes on the market.  It’s not unusual in this Seller’s market that we’ll have multiple offers on a house. 

Let’s say that two are about identical and they are the highest offers.  If one customer submits a pre-approval letter from their lender with the offer and the other customer doesn’t, there’s a real good chance that the one with the letter will be accepted.  That doesn’t mean that the other Buyer couldn’t be approved, just that they hadn’t gone through the process yet.  I’m sure you can already see how important this step could be.  And it doesn’t take more than a phone call to get it started.


If you’re in the market to purchase or maybe even thinking about it, do yourself a favor and call your banker, lender, loan originator and ask them what it’s going to take to get pre-approved.  If they go far enough to check your credit, verify your income, and get approval from underwriters it can reduce the loan closing processing time by as much as a week or two.  And right now so many people are refinancing and either buying more house or less house that appraisers are running 2-3 weeks behind.   Be ProActive and get Approved now!

Is gray cooling for interiors? Where do those trendy blues work best? Paint can do a lot to upgrade a space. Fixr, an online marketplace for home improvement services, spoke to home design experts to gather insights on the hot color trends for 2020. Here are a few trends they found in their study:
Gray interiors are falling to the wayside.
Gray has been the go-to color in design, but it may be losing some of its appeal. Only 20% of designers say that gray will remain popular this year. Others feel it’s on its way out. That said, despite it losing popularity, 57% of designers say people likely will continue to use it.
Cool neutrals reign.
Neutral earth tones can go well with many different design styles, Fixr notes. Fifty-seven percent of designers surveyed say that cool neutrals will be the most popular interior paint colors of 2020 (the next most popular group—at only 20%—was jewel tones).

Gray and white exteriors sell best.
Gray may be waning for interiors, but not on the exterior. Fifty-two percent of designers said gray is the best exterior color choice for someone who wants to sell their house, 52% of designers also said white is a good color choice for the exterior. “If you’re looking to sell your home this year, gray and white are the top recommended colors for the exterior of your home,” the report notes. “This gives your home a neutral look that appeals to a wide range of buyers, helping them picture themselves living there.”
Pale blue is best for small spaces.
Blues have been trending, including a pale blue that designers see as their top choice for small spaces. Thirty-seven percent of designers surveyed said that pale blue is the best color for small spaces, while 22% said gray or green is a great choice. “While the size of a space is a key factor in selecting a paint color, it is only part of the equation, as lighting and architecture can also play a major role in the color selection process,” the report notes
